This individual will oversee the property’s maintenance functions, ensuring safety, operational efficiency, and exceptional resident satisfaction.  </p><p>As the Maintenance Supervisor, you will manage daily maintenance operations, lead and develop a maintenance team, coordinate vendor work, ensuring compliance, adhering to budget and uphold our company’s standards of quality, accountability, and legendary service.</p><p><strong>Essential Functions </strong>(Include but are not limited to):  </p><p><strong>Property Maintenance &amp; Operations</strong>  </p><ul><li>Oversee all aspects of property maintenance including HVAC, plumbing, electrical, carpentry, appliance repair, and unit turnovers.  </li><li>Develop and manage preventive maintenance schedules, ensuring consistent follow-through and documentation.  </li><li>Conduct regular property inspections to identify issues, prioritize repairs, and ensure compliance with safety standards.  </li><li>Work with maintenance team to ensure daily maintenance tasks, service request, and make ready standards are met.   </li><li>Maintain accurate records of work orders, materials inventory, and equipment service logs.  </li><li>Perform various proactive preventative maintenance inspections, light audits, property equipment.   </li><li>Ensure the property is cleanliness standards are met, amenities are upheld to standards.   </li><li>Observe and promote safety and risk management in accordance with local, federal, state, and company standards.   </li></ul><p>  </p><p><strong>Team Leadership &amp; Communication</strong>  </p><ul><li>Deliver prompt, courteous, and professional responses to resident maintenance requests.  </li><li>Communicate clearly with residents regarding repair timelines and follow-up actions.  </li><li>Partner with the property management team to ensure maintenance supports overall resident satisfaction goals.  </li></ul><p>  </p><p><strong>Vendor &amp; Project Coordination</strong>  </p><ul><li>Schedule, oversee, and evaluate the performance of third-party contractors for major repairs and capital projects.  </li><li>Ensure all vendor work meets company standards and is completed within scope, budget, and timeline.  </li><li>Monitor costs and identify opportunities for operational savings without compromising quality.  </li></ul><ul><li>Safety &amp; Compliance  </li><li>Ensure all work complies with OSHA regulations, company safety protocols, and local building codes.  </li><li>Train maintenance staff in proper use of tools, equipment, and safety procedures.  </li><li>Lead emergency response efforts and maintain readiness for property-related incidents such as fires, floods, or equipment failures.  </li></ul><p>  </p><p><strong>Qualifications:</strong>  </p><ul><li>High school diploma or equivalent;
